R11 — R11 — General Residence District

R11 is a New York City residence district — the “General Residence District” — established by the NYC Zoning Resolution (§11-122). Purpose (Zoning Resolution §21-14): these districts are designed to provide for all types of residential buildings, in order to permit a broad range of housing types, with appropriate standards for each district on density, open space, and spacing of buildings. Maximum floor area ratio (FAR) in R11: 12.00 — Zoning Resolution §23-22. Maximum floor area ratio by R11 district (per Zoning Resolution §23-22): R11 12.00 Bulk / density (from the Zoning Resolution): R11 12 0 60 R12 12 0 75 1 For qualifying residential sites in R1 through R5 Districts, accessory off-street parking spaces shall be waived where the number of dwelling units is 75 or less.
