C8 — C8 — General Service District

C8 is a New York City commercial district — the “General Service District” — established by the NYC Zoning Resolution (§11-122). Purpose (Zoning Resolution §31-00): these districts are designed to promote and protect public health, safety and general welfare. Maximum floor area ratio by C8 district (per Zoning Resolution §33-122, §33-123): FAR across C8 districts ranges from 1.00 to 5.00. C8-1 1.00 · C8-2 4.80 · C8-4 5.00 Bulk / density (from the Zoning Resolution): In C4-1 or C8-1 Districts, for community facility buildings or buildings used for both community facility and commercial use, the maximum height of a front wall shall be 35 feet or three stories, whichever is less, and the height above street line shall be 35 feet.
