C8 is a New York City commercial district — the “General Service District” — established by the NYC Zoning Resolution (§11-122). Purpose (Zoning Resolution §31-00): these districts are designed to promote and protect public health, safety and general welfare. Maximum floor area ratio by C8 district (per Zoning Resolution §33-122, §33-123): FAR across C8 districts ranges from 1.00 to 5.00. C8-1 1.00 · C8-2 4.80 · C8-4 5.00 Bulk / density (from the Zoning Resolution): In C4-1 or C8-1 Districts, for community facility buildings or buildings used for both community facility and commercial use, the maximum height of a front wall shall be 35 feet or three stories, whichever is less, and the height above street line shall be 35 feet. Full use, floor area ratio (FAR), height, setback, yard and parking controls for this district are set across the NYC Zoning Resolution — use allowances in Chapter 22, floor area in Chapter 23, and the district’s own chapter.
