M3 is a New York City manufacturing district — the “Manufacturing District” — established by the NYC Zoning Resolution (§11-122). Purpose (Zoning Resolution §41-00): these districts are designed to promote and protect public health, safety, and general welfare. Maximum floor area ratio (FAR) in M3: 2.00 — Zoning Resolution §43-12. Maximum floor area ratio by M3 district (per Zoning Resolution §43-12): M3 2.00 Bulk / density (from the Zoning Resolution): Qualifying uses <Qualifying uses= shall include certain commercial and manufacturing uses eligible for higher permitted floor area ratio in M2 and M3 Districts with an A suffix.
