R10 — R10 — General Residence District

R10 is a New York City residence district — the “General Residence District” — established by the NYC Zoning Resolution (§11-122). Purpose (Zoning Resolution §21-14): these districts are designed to provide for all types of residential buildings, in order to permit a broad range of housing types, with appropriate standards for each district on density, open space, and spacing of buildings. Maximum floor area ratio (FAR) in R10: 10.00 — Zoning Resolution §23-22. Maximum floor area ratio by R10 district (per Zoning Resolution §23-22): FAR across R10 districts ranges from 10.00 to 10.00. R10 10.00 · R10A 10.00 · R10X 10.00 Bulk / density (from the Zoning Resolution): (b) In Community Board 7, Borough of Manhattan Within the boundaries of Community Board 7 in Manhattan, in R10 equivalent Commercial Districts without a letter suffix, the maximum floor area ratio shall not exceed 10.0.
